Every transaction we facilitate begins with a structured due diligence process, and we think buyers benefit from understanding exactly what that process covers — both so they can evaluate any advisor's thoroughness, and so they know what questions to ask if handling a transaction independently.
The process typically begins with verification of the original title documents against the relevant society or authority's own records — for DHA properties, this means confirming the membership file and transfer history directly with DHA records, not relying solely on documents provided by the seller. We then trace the full transfer chain back through previous owners, checking for any gaps, informal transfers, or inconsistencies that could complicate a future sale.
A parallel check confirms there are no outstanding dues — maintenance charges, utility arrears, or society dues — attached to the property, since in many schemes these obligations transfer with the property rather than staying with the previous owner. We also confirm there are no pending legal disputes, court orders, or liens registered against the specific plot or unit.
For commercial properties specifically, we additionally review zoning compliance to confirm the intended use is actually permitted, and check for any pending regulatory matters — building approval status, occupancy certificates, or fire safety compliance — that could affect use, financing, or resale down the line.
Finally, before any funds change hands, we verify the seller's identity documentation matches the title records exactly, and confirm — where the seller is represented by an attorney or family member — that the power of attorney is valid, properly registered, and still in force.
Buyers who skip this process, even on transactions that appear straightforward, expose themselves to risks that are almost always avoidable with proper upfront verification. The cost of thorough diligence is small and predictable; the cost of a title dispute discovered after purchase rarely is.
